Davidson County (Metro Nashville) assesses property values every four years and the next scheduled re-assessment year is 2009. According to the Tennessean newspaper, the upcoming re-appraisal of all Davidson County property could result in an overall increase in value of 10 percent or more. That estimate is overall for the entire city and includes all types of properties. Accordingly, increased property value results in increased property taxes. Property values in Davidson County have indeed increased over the past 4 years; however, different areas of the city have increased at different rates, and the major increase occurred during 2005 and 2006.

Notices of the new appraised value will go out in mid-March and April. The notice will include the current appraisal and the new one so that you can compare the two. As a home owner, you always want your property tax appraisal to be LESS than the actual market value. Some homeowners are worried that their property might be appraised by the city for more than the market value. However, property owners can appeal the value of the appraisal at any time. The mailing will also include an explanation of how to appeal. The first step in Davidson County is an informal review option, which is a simple process that can be completed online with the assessor's Web site. An owner can give his or her property address and the reasons the assessed value is incorrect. The assessor's office will review it. If denied, the owner can appeal. An owner can contact the assessor the last week of May of each tax year to schedule an appeal to the Metro Board of Equalization.
