Tip # 9  – HOW TO IMPROVE YOUR HOMES APPEAL

 

If you’re trying to sell your home or thinking of selling, here’s Tip #9 of 10 to help.

 

Stage furniture
Now that you’ve packed all your family photos, de-cluttered, etc. it’s time to look at your furniture.   Depending on your market, if your home is vacant, you may need to have it staged.  Some homes just don’t have that homey feeling when they’re empty.  A buyer needs to come through the front door, take a sigh of relief and think “I’m home”.

 

Furniture placement can enhance the space of your home while giving buyers an idea of how to best utilize the space with their own belongings.  Some homes have awkward rooms that don’t have an identity – is it a den? a sun room? Why are there two dining rooms??  Take some time to rethink how different areas in your house could be used.

 

Here’s some thoughts:

  • Your bedroom might look bigger if you move the bed to another wall.  If the room is crowded, take out some furniture – you want it to look BIG.
  • Move couches and chairs away from walls in your sitting and family rooms to create cozy conversational groups.
  • Create a reading corner in the master bedroom (if it’s big enough) or in the living room.  When arranging your furniture in a big room, think of creating “little” rooms within a big room.
  • If you have a bedroom that’s not being used, set it up as a bedroom – even if you have to borrow some furniture.  Buy an expensive bed spread, place a table lamp on the night stand or dresser.  Show the buyer there’s plenty of room for their family
  • Turn an awkward space into a home office.  Some homes have odd shaped rooms, etc.   Some homes were designed with an office, but it could be an extra bedroom if it has a closet.   But, if it has French glass doors, it’s an office.  Don’t make the buyer have to figure it out.
  • If you have a formal dining room, set the table with your best dishes.  The holidays are coming up – perfect time to show off Grandma’s china.
  • If you have a Jacuzzi tub or soaking tub, make the master bath feel luxurious.  Roll some pretty towels, bundle them together with a ribbon and place on the side.  Set out some candles and set a couple of wine glasses on the ledge.  Romance sells!!!
